This is the one test that turns 'the retic looks fine' into a number.

Clause 3.3.3 requires the finished surface to fall away from the building by 50 mm over the first metre (25 mm in low rainfall intensity areas over an impermeable surface), and sets how far a slab must sit above the ground beside it — 50 mm above adjacent impermeable paving, 100 mm above finished ground in sandy well-drained areas, 150 mm otherwise. A renovation that raises paving or garden beds against the house is the single easiest way to breach this without noticing.

Section 33(1) of the Building Act 2011 requires the responsible person to give a notice of completion (form BA7) to the permit authority within seven days of the work being completed, with infringements up to $500 and penalties up to $10,000. The part that matters to you as the owner: the date your six-year window to complain to the Building Commissioner starts running is the date that BA7 was lodged, so a builder who lodges late or never leaves your own rights sitting in an unknown state.

All electrical work in WA must be done by a licence holder — contractors carry an EC number, electricians an EW number, and it is illegal for an unlicensed person to modify fixed wiring. And for any work beyond maintenance or like-for-like replacement, your electrical contractor must give you an electrical safety certificate within 28 days. Chase it during the defect walk, not three years later when you are selling.

It lists exactly what must be transferred — sprinkler locations, remote control valves, sleeving, sensor locations, mainline and lateral routing, routing of wires, drip flush plugs and major tree locations. Section PG 3 then tells you to post a station map at the controller, and says to do it even where no as-built exists.
Change this for PerthAmerican document from 2014. Ignore the winterisation material entirely, and read 'call 811' as Before You Dig Australia. Its three-year retention figure is a contractor's minimum obligation, not yours — a garden you live in should keep the record for as long as you own the block, and hand it over when you sell.

A worker in a Perth trench between 2.2 and 3 metres deep drowned in a mixture of sand and water after an unisolated water main burst; the plumbing contractor was fined $600,000 and the head contractor $120,000, plus $35,000 costs. WorkSafe's finding was that there was no rescue plan for the excavation, and that the company which later completed the same job did it with a ladder, a spotter and monitoring by a competent person.

Your council does keep archived building plans and will sell you a copy — the City of Stirling notes they are 'generally requested by real estate agents, prospective buyers, and homeowners' — but the archive holds permitted building work only. No council in WA holds a record of where your solenoid valves, dripline, soakwell lids or lighting cable run. Every local government runs an equivalent service; this is a representative example to check yours against.

A new lawn or garden planted between 1 October and 31 March gets up to 42 days from the day of planting at 10mm of water a day; between 1 April and 30 September it is up to 35 days at 7.5mm a day. Apply on the day the garden goes in or you lose part of the period, you are billed for the extra water, and random inspections apply with a $500 fine for not complying with the conditions.

It ends on a fixed date calculated from installation, after which the normal roster applies — put that date in the manual, because the controller will not know.
